ALTA VISTA
How it works

How fractional
ownership works

One eighth of one specific house, co-owned through a Mexican bank trust. Here is the whole mechanism, with no fine print tucked away.

What you are buying

One of the eight fractions of one specific house, not of the development. You are a co-owner through a Mexican bank trust: you hold a beneficiary right over the property. It is real, lifelong ownership, and it can be inherited, rented and sold. You are not buying a calendar of dates: you are buying part of the property.

The trust is held with Banco Covalto, formerly Banco Finterra, which has established more than two thousand trusts. Your accession is executed before a notary and recorded against the property at the Public Registry of Property.

How the weeks are divided

A house's year is 48 weeks for the eight owners — six each — plus four for maintenance.

Every July you choose six weeks plus four backups, ranked in order of preference, from the owners' portal. Whoever holds the first pick that year is guaranteed their top two; then comes the second, and so on to the eighth. The order rotates by one place each year, so over eight years everyone takes a turn at first pick.

There are eight premium weeks in the year — Christmas, New Year, Holy Week, Easter, the long weekends and the summer — and the calendar is built so that each owner gets one. You never have to coordinate with another owner: everything runs through the platform.

They are not consecutive weeks: two fractions give you twelve weeks a year, assigned by the same rotating calendar.

If you do not use a week

Three options. You rent it through the platform: the operator lists it, collects and pays out to you, and charges 20% to manage it. You lend or rent it to someone you know, with no commission, and you answer for any damage. Or you deposit it with THIRDHOME and travel somewhere else: the largest luxury home exchange club in the world, with free enrolment for ALTA VISTA owners.

What the price includes

  • Setting up the trust
  • First year of trustee fees
  • Accession agreements
  • First year of management
  • House furnished and equipped
  • THIRDHOME membership
  • Management and maintenance
  • Access to the clubhouse and pool

There are no separate closing costs. Charged apart are the traditional deed before a notary — if the buyer chooses to do it; it is not required in order to acquire — and, at handover, the three-month guarantee fund, the annual fee and the current month. If you are a foreign buyer, the permit from the Ministry of Foreign Affairs is at your expense; the operator helps you obtain it.

The price

A fraction costs US$62,500 — $1,150,000 Mexican pesos at an exchange rate of $18.40 MXN/USD. The dollar figure is a reference: the purchase is documented and settled in pesos. It is the first tier open to the public and the lowest there will be.

The Friends & Family tier, which came before this one, has closed. From here on the price moves up as fractions are sold: each block of eight closes one tier and opens the next. Whoever comes in earlier pays less because they take on more construction ahead of them.

The next tier is announced when this one closes. Prices current as of November 2026, subject to change without notice.

A foreign buyer can purchase

Yes. The vehicle is a fideicomiso, the Mexican bank trust that is precisely the instrument a foreign buyer uses to acquire property in the coastal zone. Signing is digital, with an advanced electronic signature: you do not need to travel or appear before a notary.

What happens next

  1. Letter of intent. The fraction, the price and the payment schedule are set down in writing. It does not oblige you to buy.
  2. Reservation. Locks your price and your tier while your attorney reviews the contracts.
  3. Review. You receive the accession agreement, the owners' agreement and the rules of use.
  4. Digital signing. With an advanced electronic signature.
  5. Accession to the trust. Subject to paying off the financing balance.

Two figures are still being settled with the operator and we will share them the moment we have them in writing: the annual management fee, and the administrative cost of acquiring a fraction in two names. We would rather say so than give a number we have to correct later.
